Nine new restaurants and a handful of boutiques and businesses have opened up along Newburghs waterfront. Comin soon an art gallery and a day spa. Expect more development in Newburgh as more and more New York City artists move to the city in hopes that a full scale revival is just around the corner.

Newburgh Housing Policy Change
Now Playing: Daniel Santiago, Luxury Realtor
Topic: O.C.R.E.
Housing Policy changes in Newburgh will make it more affordable for residents who normally wouldn't be able to afford a home to buy one. The old policy allowed seized homes to be sold at auction. Properties were being sold dirt cheap to out of town landlords. The city wants smore people to own the homes they live in. Now the city is taking bid propsals on abandoned properties from potential residents. The city offers these individuals creative financing options and a flexible schedule to convert these shell of houses into homes. The hope is that such plans will lead to more "traditional neighborhoods, where families liev, work and shop." City officials believe that this will lead to more offices, restaurants and cafes opening in the city.

Quality of life improvements in Newburgh?
Now Playing: Daniel Santiago, Luxury Realtor
Topic: New Construction
What's happening in Newburgh? It seems that Newburgh Community Development Coordinator Tiombe Tallie-Carter and City Manager Jean-Ann McGrane have a plan that will help bring back life to Newburgh. The plan calls for developments in the city which will help improve the quality of life for residents. Taking a page from former New York Mayor Gulianni, the plan calls for support from local law enforcement and developers. More on this story as it develops.

Price of Real Estate Keeps on Rising
Now Playing: Daniel Santiago, Luxury Realtor
Topic: O.C.R.E.
It seems that the price of Real Estate in Orange County will continue to grow. As we enter into the spring, Realtors are finding it difficult to find reasonably priced homes in Monroe, Highland Mills, and neighboring towns and villages. It seems that the only thing available below 300k in these areas are townhouses, trailers and small bungalows. Will the bubble burst? Will an increase in foreclosures lead to a decrease in property values? Only time will tell if this will be the case, but it does seem that the atmosphere for a sellers market will continue for the months that follow. This means now is a good time to sell your home. Buyers are hungry.

You never have to sign a buyers contract at Monroe Realty Center
Now Playing: Daniel Santiago, Luxury Realtor
Topic: Monroe Realty Center
When looking for a home you may be asked to sign a Buyer Contract. This document basically guarantees that the Realtor who is working for you will get paid when you find a house. This includes when you find a home by yourself, if you find a for sale by owner, or if you find a home with another Realtor. Beware of such contracts. While most Realtors will offer you the service you deserve, some may leave you without the assistance you need. The Realtors at Monroe Realty realize that you shouldn't be bogged down by a contract, so you are never required to sign a Buyer Contract. It is just another way that Monroe Realty Center is looking out for your best interests.

What is being built behind Walmart?
Now Playing: Daniel Santiago, Luxury Realtor
Walmart is going to be getting some competition. My sources report that the giant retailer is going to have some giant competition when a Target and Best Buy open behind it. Some look at the projext as more of a bad thing, while others are looking foward to the stylish clothing and homewear which can only be found at Targe't.

New Subdivision
Now Playing: Daniel Santiago, Luxury Realtor
Topic: New Construction
This just in. Sources from the office have just made mention of a new subdivision which will feature high end homes. The subdivision is reported to be located near Monroe's Mansion Ridge. The project is still hush-hush but more information will be provided to those who request it directly from Monroe Realty Center - 845-781-8100. Supposedly there is a waiting list for this subdivision which is filling quickly.
